When people think of landlords, they probably imagine an elderly man with chunky keys and an old car driving so fast to ruin your Life by increasing the already expensive rent. 

But what if your Landlord was a straight up Baddie? An 11/10 that you would immediately want to wife up?

In today's blog post, we are going to be talking about how to be a Baddie Landlord! 👑✨ I will write this post from the premises where you already have a property you want to rent out. This blog is not going to address the steps one needs to follow to buy a property, but it's something I can do on a separate blog if enough people request for it. 

Additionally, some readers may have experience as a landlord already, but you know what they say, there's always room to learn something new. If you are new to the game, you are in luck as this will be a great starter packer for you. A lot of people gatekeep information which makes it hard for newbies to get help, but here at Makeri Beauty, we certainly spill the beans on how to be a Baddie Landlord! 👑✨

I will address both aspects - your beauty (how to be a baddie) and the operational side of being a Landlord. Let's start with your beauty because you have to fill your cup before you can pour onto others.

History tells us that beauty has launched a thousand ships and started entire wars. But let’s be real—the ultimate power move is using that exact same divine power to secure real estate, command high-end rent, and run a business. 

And can I say something, don't rush to the part where I start talking about landlord stuff because you feel beauty talk is a a good to have and not a must-have. Before we acquire anything else on this earth, we have ourselves, so let's ensure we look and feel good.

Steps to unlocking your Baddie Self!

  1. Maintain Self-Confidence & Self-Love.  The truth is, we all go through things in Life that can dramatically affect our self-confidence and self-love. It could be a toxic corporate environment, a business deal that went sour, a horrible romantic partner and the list continues. People will tell you things like ''time heals''- and they are not wrong. But for how long? 1 year? 5 years? Because let's be real, some of these things can last for years before we can fully let go. And all this while you are not feeling as beautiful as you can truly feel. Doesn't seem fair to you at all.

    This is where Makeri Beauty comes in to tell you - You just have to be delusional about yourself, your looks and how your feel about yourself. If your manager is going to shout at you, at least ensure you are feeling and looking your best self. If people watch you fail, let them say ''well at least she looks good even if she failed?"
    Let how you look and feel about yourself be the ONE THING people can't take away from you.

  2. Stop saying "I am not a makeup kind of person": Applying makeup does not mean you have low self esteem. Many people don't wear makeup and they still battle with low self esteem. Makeup isn't the issue. Confidence comes from within and it should be regardless of whether you have makeup or not. 

    Now that we have unpacked that, I really want to insist that you do need to go for makeup classes. I am a certified makeup artist and when I look at the makeup I used to do before I went to school, I am genuinely flabbergasted that I thought I looked good. Anyway, no shade to the past version of Me, OR, yourself. We need to be forward-looking, always.

  3. Dress for your body, not what is fashionable. I don't think much explaining is required here. 

  4. If a man hurts you, I am giving you 2 options only: You can either be sad, OR, you can be beautiful. Your choice. Sure, it hurts, I won't take that away from you. But then again, how does being sad help you? You literally can't walk into a bank and say "hey, can I cash out my sadness?" Being sad actually takes away from you. It affects how your skin looks like, it reduces your natural glow and you simply can't present your best-self to others. This means you are denying yourself the opportunity to be the best version of yourself to the next man that will give you the world.

    Just be beautiful instead. 

    Anytime you feel sadness creeping in, do a form of exercise immediately. 

    Delete that sadness playlist from your Spotify. You literally can't afford to sleep on yourself. Sign up for a virtual makeup class and focus on looking beautiful. 

The Baddie Landlord Starter Pack!

  • Hire a lawyer to draft your contracts. The tenancy rules often have changes and hiring an experienced lawyer is key to ensuring you stay updated on new regulations.

  • Hire a property management company to find and manage tenants. People will encourage you to save that money and look for tenants yourself. You will save money, but at what cost? 

  • When tenants move in, buy them flowers. This is someone you are trusting with your property , begin the relationship by showering with the level of respect you want them to show your property. And ensure you look good before you meet your tenants.

  • Organise quarterly or bi-annual deep cleans. You need to take care of your property so that it can serve you and your tenants for a very long time. The house is also a baddie and it needs its beauty treatments.

  • Don't take the cheap route on anything. Again, this is YOUR INVESTMENT. Get furniture pieces that are timeless and durable. Fix things as soon as they need to be. Treat your property the way you take medicine anytime you get sick, ASAP.

  • Know your Estate Directors, and if there's none, form one: It depends on where you live, some estates have Directors that oversee the protection and maintenance of the estate. Those are people you need to know and keep in touch with. If your estate doesn't have, consider forming one because the beauty of estate will depend on it.

  • Before you buy furniture, go read up on Capital Gain Allowances. This is something no one is going to tell you, but here at Makeri Beauty, we save landlord lives..AND MONEY. 

  • Pay your taxes. Remember, the goal is not to settle. You can invest in multiple properties. Registering your properties and paying taxes will give you a healthy track record with the banks for future investments. Banks will require proof of tax compliance, so just get it right from the beginning.
